| A warm Florida welcome from Jeff and Maggie Our beautiful 4 bed 3 bath luxury villa is situated on the tranquil and secure lakeside community of ' The Sanctuary at West Haven' This is a small gated community set amongst a conservation area of preserved lakes and wetlands which feels peaceful and secluded yet it is only minutes from everything that is great about holidays in the Sunshine State of Florida. Access is both simple and breathtaking. Directly from I4, via the fabulous wrought iron gateway of the Greg Norman Golf course at 'Champions Gate' which offers a variety of shops, a 'Publix' Supermarket and petrol station, continue along palm tree lined boulevards leading to The Sanctuary. Our villa comprises 4 bedrooms, 2 of which are double beds (1 master en-suite_ and 2 twin beds which share 2 further bathrooms, a spacious living and dining area, fully equipped kitchen and breakfast nook overlooking a wonderful screened pool area with it's own covered dining/patio area complete with fan. A double car garage and utility room complete the accommodation. All bedrooms have plenty of wardrobe and drawer space and the bathrooms are beautifully tiled and are complete with fully fitted vanity units and large mirrors with overhead lighting. An interior designer has been employed to provide furniture to compliment the luxury of the accommodation. Sun loungers and patio furniture are provided to allow you to make the most of eating and drinking 'al fresco' and the pool deck area has been extended to give full access all round. Inside you will find all you could possibly need to cater for up to 10 people in relative luxury, from towels to bedding and from table spoons to that all important corkscrew. What could be nicer than relaxing around your own private pool with a chilled bottle of Sauvignon watching another glorious sunset, whilst the kids and the dads take advantage of the Games Room, multi channel tv or Playstation 2 which have all been provided to help you unwind after an exciting day at the many theme parks or golf courses surrounding our community. You have everything at this villa to make your stay in Florida one that you will never forget! The preserved wetlands make the site a perfect location for bird watchers and nature lovers alike. Here you can expect to see Cranes, Blue Heron, Osprey and even the occasional American Bald eagle. MAIN FEATURES The exterior has been professionally landscaped and has beautiful brick paviors to driveways and paths. Internally there are 1845 square feet of fully air conditioned living space. Lounge areas and bedrooms are all fully carpeted and all bathrooms, foyer, kitchen and breakfast area have ceramic floor tiles. Vertical blinds are provided to all windows and ceiling fans are provided to the main living room, master bedroom and covered patio area. LOUNGE / DINING AREA The open plan lounge area has patio doors to pool area, Queen sleeper and love seat, coffee table and two end tables with lamps, entertainment centre with remote controlled 25 inch colour tv with access to cable channels, telephone, dining table with 6 chairs and decorative plants and paintings. KITCHEN AREA Fully fitted kitchen with breakfast bar including range cooker, 4 slice toaster, dishwasher, waste disposal, fridge complete with ice maker, microwave oven, coffee maker, all cutlery and crockery and glassware for up to 10 persons, breakfast nook with breakfast table and 4 chairs positioned to the bay window overlooking the pool area MASTER BEDROOM Master bedroom with patio doors to pool area has a Queen size bed, dressing table with mirror and matching side tables with lamps, walk in wardrobe with 10 hangers, decorative plants, paintings and digital clock radio. MASTER BATHROOM The en suite bathroom includes bath, walk in shower with glass enclosure twin wash hand basins fitted in vanity units and a w.c. It is beautifully tiled throughout and features full height mirrors above vanity units and overhead lighting. BEDROOM 2 Full Size double bed with built in wardrobe complete with 10 hangers, 3 drawer chest, side table and lamp and framed picture. Bedroom 2 has sole use of the connecting adjacent bathroom BEDROOMS 3 & 4 Twin bedded rooms with built in wardrobe complete with 10 hangers, 3 drawer chest, side table and lamp and framed picture. BATHROOMS 3 & 4 Bath with over shower, basins set in fitted vanity units with elongated mirrors, overhead lighting and a w.c. UTILITY ROOM Washing machine, tumble dryer, ironing board and iron POOL AREA The patio doors lead directly to an illuminated covered lanai (patio area) 26 ft x 8ft with table and chairs and overhead fan. An aluminium framed mesh screen keeps out the bugs but allows the sunshine through onto the deck area which has been extended to approx 40ft x 22ft and allows full access all around the 27ft x 12ft pool, which has under water lighting for bathing after hours and can be heated during the colder months. An exterior shower is also provided within the deck area. GARAGE The two car garage has been fitted out with a pool table, table football (fussball) and table tennis to make your stay in Florida even more enjoyable.
